Market Value Pricing While this straightforward strategy of listing a property for what you expect if to sell for may seem a little simplistic, there is really a more involved reasoning behind it. First, it is important to understand that virtually every property in Coronado could sell within a week at a give price. So in a sense while we have always thought of location as maybe the most critical factor when selling real estate is price in fact, price is everything! In a strong market where property val-

ues are increasing monthly or even daily there is a certain amount of pressure on buyers to act before the property appreciates out of their price range. However, in a declining market or one which is relatively flat, such as we are in now, this pressure is not a factor. Buyers have the luxury of looking and making “low-ball” offers on properties until they find the just right deal. It is only when a Market Value Price that a buyer will feel any pressure and that pressure will come from the buyers concern that someone else will also recognize the fair Market Value Price and act quickly to purchase this property before they do. Creating a little pressure on the buyers by listing a property at 2 Market Value Price is what this marketing strategy is all about.

There is a straight forward “here's what I want” and this is about I’ll take approach.
